Frequently Asked Questions

HAPPINESS, CARRIED INTO NATURE

What is a tiny house?

A tiny house is generally a minimal structure offering living space of around 10–40 m². You could also call it a mobile home on wheels — a residential caravan. They are built on wheels and, in accordance with Turkish highway regulations, must not exceed a maximum width of 2.55 m and a maximum height of 4.00 m. Their length can vary between 5 and 12 m depending on requirements.

What are the features of a tiny house?

Although the features vary widely according to the customer's needs and wishes, the key characteristics are that they can be towed like a caravan on wheels and placed on a plot without any additional site preparation.

Where can a tiny house be placed?

A tiny house can be placed on any kind of land, whether zoned or unzoned, including fields, walnut groves and olive groves.

Does a tiny house have a limited lifespan?

Tiny houses do not have a fixed lifespan. As they are built with timber, steel and PVC materials, they last longer than reinforced concrete buildings.

How is a tiny house maintained?

If you choose Thermowood Finnish pine for the exterior cladding, we recommend applying Rubio Monocoat natural wood protection oil once every two years. Trapezoidal sheet metal surfaces need no maintenance.

Does a tiny house have number plates?

Yes. Once construction is complete, a sales contract is signed before a notary and a dedicated number plate is assigned, allowing the tiny house to travel on public roads.

What should I look out for before buying a tiny house?

Before buying a tiny house, check whether the company is a manufacturer or only a reseller. A manufacturer stands behind its product and continues to provide after-sales support.

What materials is a tiny house made of?

The exterior is made of trapezoidal sheet metal, thermowood kiln-treated Finnish pine, optional sandwich panels and PVC joinery. The interior is finished with plasterboard, plywood or timber panelling.

How is a tiny house insulated?

With a vapour barrier and stone wool from the outside in, it stays cool in summer and warm in winter. Heating and cooling are easy and fast: depending on its size, a 9,000–12,000 BTU air conditioner is enough, and the popular convector heaters or oil-filled radiators can also be used for heating.

Is there a regulation or law on tiny houses?

Presidential Decree No. 8112, published in the Official Gazette No. 32433 of 18 January 2024, amended the Regulation on the Qualifications of Tourism Facilities (Official Gazette of 01.06.2019, No. 30791) by adding sub-paragraph (t) after sub-paragraph (ş) of the first paragraph of Article 4, defining a mobile home as:

"a vehicle subject to Highway Traffic Law No. 2918 of 13/10/1983, holding an O2 class type-approval certificate in accordance with the relevant legislation, designed to be towed by a motor vehicle, arranged as an accommodation unit and containing a living area, a bed and a bathroom-toilet".

Matters relating to the O2 class type-approval certificate are governed by the Regulation on the Type Approval and Market Surveillance of Motor Vehicles and their Trailers, and of Systems, Components and Separate Technical Units (EU/2018/858) (Official Gazette of 19.04.2020, No. 31104).

How long does delivery take?

The standard average production time is 21 days; however, due to external factors such as material supply, order volume and public holidays, the process can take 45–60 days.
